When a client takes an investment, we will charge a maximum of 2% of the market value, to be paid upon exchange of contracts. Quite often, a developer will pay our fee and the client will not be charged any fee.

There are occasions when an investment will be right and the market will allow you to make money quickly. We feel theses opportunities are few and far between.
We strongly feel that you should enter the market looking to make money in the medium to long term (7 to 12 years).

This will vary between 12% to 25%. We always make sure that we get a genuine discount off a genuine market price.
If you see an investment you like, you put down a reservation fee, typically between £500 and £2000, which takes it off the market. You will then have to pay a deposit, usually 5% of the market price, within 28 days. Finally, when the property is complete, you will put down the remainder of the required deposit (normally totalling 10-15%) and buy the property, usually with a mortgage.
If you want to purchase a property, you will send a reservation fee to either the developer or Real Estate. This will take the property off the market. This is non-refundable if you decide not to purchase at a later stage. The reason for this is to prove to the developer that we have a client who is serious about purchasing this property and is not wasting their time.
Please note that if you do go ahead with your purchase, the reservation fee will be put towards your final purchase price.
Once your reservation is in place, your solicitor will be instructed and you will then pay your deposit, usually 5%, to your solicitor who will then liase with the developers solicitors and progress with the exchange of contracts.
As the property nears completion, usually 4/6 months before, we recommend you start to get your finance in place (remaining deposit and mortgage). Your mortgage company will send one of their own valuers to value your property. This gives you an immediate market valuation so that you know your purchase price is correct. Your solicitor will then complete your purchase for you.
Purchasing property can be time consuming and difficult. We need to stay in control of the process as many things can go wrong. It is for this reason that we prefer to use solicitors and brokers instructed by ourselves. You will have a break down of costs before you commence. Quite often, because they are dealing with similar cases daily and the volume we do with our professional people, you will find them cheaper and more efficient than most. If this is a problem, we can discuss this with you in more detail.
We work closely with nominated letting agents who offer us an excellent service because of the volume we place with them. We will instruct them to look after your property (or you can look after the property yourself). They will contact you, send you a Landlords information pack, and actively seek tenants for you at a rental price you have agreed.
We work closely with a number of Companies and can arrange for flooring, white goods, curtains/blinds and furniture to be fitted at your request. With regard to maintenance/work required, we have our own workmen who can deal with any outstanding maintenance (usually on older properties).
